Final Walk-Through Inspection
The final walk-through is your last chance to inspect the house before purchasing. At this stage, contingencies in the Purchase Agreement should be satisfied and all seller belongings removed. This typically occurs the day before or day of closing.
Closing
Once satisfied with the inspection, you proceed to closing. All parties—you, the seller, and closing agent—sign the settlement agreement documenting financial transactions. You'll sign loan documents and deposit remaining down payment and closing costs to escrow. After completion, the deed is recorded at the County Recorder's office, and you officially own the property.
